Accounting Associate – Burroughs & Chapin TRS Inc.
Salary: $18-$20/hour

General Function/Primary Responsibilities:

  • Provide financial administrative support for Burroughs & Chapin Co.
  • Setup and maintain leases for commercial properties
  • Prepare and issue monthly billings for commercial tenants
  • Calculate annual increases for all properties and adjust billing database accordingly
  • Reconcile common area maintenance, property tax, insurance, water and landfill charges and submit to management for review
  • Perform monthly closing functions and meet year end audit deadlines
  • Assist in the collections of unpaid receivable balances
  • Research payment discrepancies and contact tenant to resolve prior to it becoming a collection issue
  • Communicate regularly with property managers to discuss tenant billing issues
  • Support Lease Administration with sales entry and collection of missing sales reports
  • Prepare the calculations of percentage rent
  • Review CAM accounts at all properties to insure proper coding of reimbursable expense for recovery processing monthly
  • Assist Lease Administration in monitoring compliance of tenant lease requirements such as pest control and HVAC contracts.
  • Promote a synergistic relationship with team members in all department and divisions
  • Ensure professional development to enhance work knowledge, skills and abilities
  • Adhere to all company policies, procedures, rules, regulations, standards, guidelines, expectations and requirements
  • Ensure completion of work responsibilities and special projects in accordance with the designated timeframe, as determined by the reporting leader
  • Adhere to Company ethical requirements, demonstrating the utmost integrity in all professional and personal matters
  • Provide reporting leader with feedback, ideas and suggestions on a timely basis
  • Perform all other duties as assigned by reporting leader

EDUCATION and/or EXPERIENCE:

  • Education: High School diploma; Bachelors in Accounting or equivalent or equivalent work experience
  • Experience: Minimum 1-3 years experience in work related field
  • Certification/Licensure: None
  • Special Physical Requirements of the Job/Working Conditions
  • Sit for long periods of time, use of hands, handle or feel objects, tools or controls, talk and hear
  • Routinely required to work extended periods of time on a Video Display Terminal (VDT)
  • Routinely require to work flexible schedule based on the needs of the business

  • Proficient in Microsoft Office Skills including Word, Excel and others as needed
  • Ability to handle multiple tasks at one time
  • Good communication skills including verbal
